If I recall correctly, the water table wasn’t deep. I think they struck water around 40 ft and set the pump around 100 ft, but I’m fuzzy on the exact numbers. I’m happy to share my neighbor’s contact info a buyer who enters into a contract. I already talked to him and he’s fine chatting about his experience.

The creek on appears to originate from a spring somewhere on the north side of the property, so I don’t think you’ll need to dig too deep to find water. The Chattahoochee River is 2 miles South of the property and about 120 ft lower in elevation than the property’s prime build site.

With young kids, I just don’t have the kind of time anymore make use of this property like I used to, and I’m motivated to sell.

For the ODT crowd, I think you’ll really like what you see. I built a 200 yard shooting range for sighting in. And the hunting blind is epic. At 8x8, you can literally put a bed in it if you wanted. I would recommend a cot or maybe custom build a couple bunks, and camp in the blind.

Price reduced to $177,000 with the intention of a quick sale before hunting season begins. I’m out of room on price and if it doesn’t sell, I’m open to hunting leases this season.

What were you charging for lease and how many spots?

Last year I had a group of 3 hunters who all knew each other. If I were to lease again, I’d be looking for a similar group. My property taxes doubled so rate TBD.
