Best areas to move to in North or East GA?

We built our “empty nester house” in Jackson County before COVID after our last kid got out of the house and growth here is Gwinnett 2.0.

Looking for rural areas to relocate in GA (preferably North/Northeast GA anywhere outside growth areas or East GA down to maybe Columbia/ McDuffie counties, but open to anything). Both of us work remotely and run a home based business as well.

We just want acreage where we can shoot, run our hounds, have our chickens, goats, and gardens, and build a retirement homestead that we can leave to our kids someday.

What y’all think? Or is everywhere in GA just going to eventually get swallowed up by the cities?
 
Was in same boat 4 years ago - bought acreage with pond and newish house vicinity Milledgeville. Land way cheaper south of I20 (and we are north of gnat line). We were in Canton GA and looking in north GA up into TN but our kids are in Savannah and Warner Robins so we went south of I20.
 
I drive thru Jackson county several times a week
And spent months working at a jobsite in Talmo

There’s lots of places that won’t ever get gobbled up by big cities

Stewart county has about 5000 residents .
Talbot county isn’t terrible

But everywhere south of 20 is hot and flat


The gnats would be a deal killer for me


Your real advantage is you work from home so you can live anywhere with internet or a starlink access

After my cousins parents died I helped him clean out his parents house in Monroeville alabama
And get it ready to sell

It was a Sturdy 3000 SF brick ranch on five acres with a 20x40 shop

And it only took 18 months to sell it for $85k

There’s 6 acres on here from a really great guy not quite in your location, but it would work check it out
 
Pre-warning, I'm a bit of a misanthrope, so take anything I write with a grain of salt.

A good bit of NE Ga is still suffering from housing "boom" pricing. Land is expensive because people in rural areas still think it should be. Maybe because some monied people from urban centers are still willing to pay for a few acres. Mobile homes on <1 acre can cost over $250K. Seriously.

Some former rural counties got uppity and snooty post-covid, others have been uppity and snooty for decades.
Property taxes are a growing concern. Some counties no longer look at their tax base then make a budget. Now they make a big budget and inflate the millage rate or the property values to meet their wish list.

The other issue are developers asking to build "dense" housing areas.

Good wifi can still be a struggle, heck, even cell service can be less than reliable in some areas.

And some counties have more issues with illegal immigrants than other counties.

I just suggest you do a lot of due diligence and research, look into the SPOLST projects planned, especially the desire to have massive school campuses with deluxe amenities.

Also consider the availability of decent regular health care. Some of the bigger players are gobbling up smaller hospitals.

Stay an hour or so away from Athens and Gainesville would be my best advice.
