Buy a property with a house on it or buy a property and build a house? Which is best and most affordable?

Starting on a 2 car garage with a short driveway. Grading and pad quotes are $15-29K. I've bought a couple of houses for less.

^^^^^. My first house was $5,200 . Second was $14,000 . Third was $51,000. . All from 1973 thru 1982 . In the ‘80’s in Florida was building and selling 1800 sq ft retirement houses for $37,000 to $50,000 . I know times change , but it’s run away prices now .

I was wondering recently. Are housing prices a better representation of real inflation over the past 5 or so years? I am wondering are houses overpriced everywhere or is this just what happens when the fed runs the printing press 24 hours a day? I’m beginning to think houses aren’t overpriced in many markets. We just can’t wrap our heads around how devalued the USD has become.

We bought our land in 2016, got it paid for pretty much and started building. I’ve been in the industry for 25 plus years as a contractor. Did a large sum of the work myself. This all happened during Covid also. I let all my suppliers and subs know this was my personal house. I can’t complain about anything that happened with the build. Without my knowledge and contacts it would have been a long expensive build I’m sure.

I didn’t say to rent forever and ever AMEN.. maybe a year or a few to let the dust settle regarding mortgage interest rates & this inflation we’re in.

Most don't have the concept of money. They just spend, spend, spend. I keep asking mine where's that money tree in the back yard......And her Daddy was a banker.......
