Construction advice needed to turn non AC space into one with AC

You can order mini split on Amazon and have it drop shipped to your house a pioneer mini is what I would tell you to get what I put in my shop and guest cabin.

Spray foam is the ticket. Since you are working with an upstairs / downstairs. I would have the underside of your floor sprayed as well.

After it is sprayed, a window a/c unit will keep it cool.

Yes pioneer is made by Mitsubishi under a different name and about the same price as a window unit that is a heat pump and you only need 110 volt not 220 volt.because they use inverter system.

ABOUT MINI SPLIT:
It can turn into a lot of money, if you have that “handyman Guy” you trust to do it. Most of them guys are just bulb change kinda guy. If someone is not in the business of Heating And Air Conditioning, your inexpensive plan will turn into a lot of money.
