Perception of distance and time is altered in AZ. Any minor inconveniences are well worth it. I would jump on this and move back to AZ in a heartbeat if I could. A great opportunity for someone. It is very unusua to get the mineral and water rights to property in AZ. A big plus!

None that I have seen.
its free range land until you fence it in so there are several herds of cattle that roam the land. I have seen the biggest rabbits ever . they got to be alt least 15 pounds or more. First time I saw one i freaked out.
