If someone tells me "I'll take it" and they set up a meet and backout, or try to renegotiate after it's marked SPM or TPM, they will get a s#*^ load of negative from me!
I've had it happen 3 times since January, guess who they were?
 
it never gets to negative feedback, they make the offer, i accept the offer and ask when and where....then crickets chirping...it's annoying but the mods will say there was no deal

I had a similar problem and had to change my process to:

PM takes priority (I'll take it in the thread don't count), buyer cred is researched, confirmation response from buyer that all sale conditions are understood, meet place and time is agreed to, mark ad SPM and dole out 2nds - 3rds - 4ths - etc. to followup buyers.

This method has solved the problem for me.

Helps to cover as many of the pitfalls as possible in your ad.

That's pretty much what I do too. I don't care when or what someone posted in the thread, PM's are all I deal with. I really don't like people posting in the thread as it could cause other's to think the item may no longer be available. Most of the offers I get are ridiculous lowball offers or offers to trade for stuff I don't want or need.
 
I won't mark anything sold until I have a time and place set. I'll take it doesn't mean much anymore. I can't tell you how many people have said they would take something only to not say another thing.
