Neighbor's tree falls on your property

Never mind, I forgot my wife knows everything.
She says, unless I notified them of a dangerous tree, it's my problem.
Where do I find that information? I notified my neighbor about a tree….

I have my thoughts, but I'm not sure. And I can probably get someone's first hand experience here.
A very large oak tree on a subdivision green space fell on a wooded lot I own. I've had tree's removed and know the cost, it would be a few thousand to have things looking like they did.
I can live with it and get some firewood, but if someone else is responsible, I'd just like it cleaned up.
Do I need a tractor to get the tree up?..I don’t have a trailer for my tractor, do I have 1?

My understanding is you should have a lawyer draw up a letter and send it certified mail before the tree falls. I'd probably send it to my insurance company also.
Dead, dying, leaning, ivy?

I don't know if a letter would work with healthy trees.

I had two huge pines (about 4-5' in diameter at the base) taken down a couple of weeks ago. They were killed a couple of years ago by beetles. I knew they had to come down by me or else. Couldn't risk my roof or the neighbor's so I called Gray Brothers Tree Service and they had them gone (and a large dead cedar) plus all debris and stumps ground in under 3 hours. Really impressive and not near as expensive as I'd been told.

If the property owner (or a reasonable person) would know it was dead, it's their issue, but only if you notify them of it prior I think.

Two neighbors behind me are at odds over this same situation. Man let a dead (obviously) pine fall on his neighbor's storage building. Crushed it. All he offered to do was help get the tree trunk up. Then the asshole bucked it and burned it in HIS own backyard close to the neighbor's house getting soot and ash all over his new covered back porch. People are retarded.

i have a tree over hanging the property behind me that i want to take down.i cant get permission from the property owners to let the tree service come on that property to remove it.its a rental and the rental company is out of Kalifornia.
