plumbing job estimate

Happy Thanksgiving.

I need help estimating a job. about 1400 SF house.
Need to repipe the full house. Got Polybutylene at the moment. Want to get PEX. Interior is Pine, Tongue and Groove.
House is in NC.

How do you charge for that/estimate?

I always estimate the amount of days it'll take, add 50% for unknown unknowns, material plus 30% if it's not provided, and round up to the nearest 500
