Running cows on my land....Avice

We have some property in TN, and the hubs wants to let someone run some cows on there to keep the grass down, and to have some activity when we are not there. We don't know anything about that sort of arrangement, and I am curious if anyone has experience? We think we should expect the person who owns the cows to tend them, including medicine, vet, or other needs. But we don't know what we should get for supplying the land (if anything). We know 2 people who allow cows to be pastured on their land, and neither of those folks get one thing from the cow owners. Not even a pound of beef. Is that common?

What should we expect, if we allow this? We only have about 10-20 acres that we would free up for them, so we know there would not be many cows. We aren't sure if they would be cow-calf pairs, or other.

Opinions?

How many acres of pasture? How many do they want to put on the property?
Unless you just really want some livestock out there to keep the grass down, I would try to get something out of the deal.
