Actually, their big problem was debt. They went private a few years back and had a crazy amount of debt because of that. Even the CEO admitted that they couldn't keep their stores updated (or even clean), or pay vendors on time.
Just like the idiot (Eddie Lambert) killing Sears, these finance geniuses thought they'd make a killing off the real estate without having to put anything into the stores.
