FREE ADVICE: If you are looking for a NEW HOME from a NEW HOME BUILDER, you absolutely WANT to have an independent Real Estate Agent represent you. The builders have THEIR OWN agents representing them and are not there to represent YOU. Having an independent agent representing you, costs you NOTHING. The commission is paid by the home builder.
I've seen it happen so many times where a couple goes to a new home community, fills out their "guest list" and this "guest list" typically states in small print that you do not have an agent representing them. That sort of LOCKS you into using their onsite agents and doesn't get you any benefits.
Ask my good friend and his wife, they fell for the "NEW HOME AGENT'S ADVICE". They got shafted during the entire process and had ZERO RECOURSE.
