    When I renting, I always rented "down". None of my friends understood that until I bought my first house before I turned 21.

    You can vet a renter, if you know what to look for and ask. Credit history, current bank balances, previous Landlord recommendation, how's the condition of their car? The condition of themselves.. I've rented to scum, unfortunately. And even good tenants can turn bad but I'd still rent...
