    I have used a 1031 exchange at least 6 times and just did one 3 weeks ago. Never heard of anyone using a personal residence and don’t know why they would when they have up to a $500k exemption. Maybe there is an exception.

    The difference is, folks have to have a place to live and with rates at where they have been up until the recent increase, their payments will usually be lower then rent. They will not have a reason to let it go into foreclosure like 2008.

    Listed a rental on Zillow raised the rent $490 from the previous tenant and in 10 days had 1600 views and I lost count of the inquiries and applications. Got a very qualified long term tenant.

    Those that are waiting on the sidelines for a crash. At today's or soon to be rate at 5% a $350K mortgage will cost you $1878, while you would have had the same payment on a $475K mortgage when rates were 2.5%. My simple analogy is waiting will only get you less house unless you have cash...
