How phat are your stacks? It will just be another monthly liability you will have to disclose which depending on what you are trying to do might easily put you out of the market you desire.

my stacks are acceptable

i can put a down payment and start making payments myself now, gotta find a spot though and figure out the particulars.

in all seriousness i am probably gonna wait another year or so anyhow

but im trying to figure out why they require a year lease if one has already been established

The year lease is to put you on the hook also for the unit. Always better to have 2 people to go after for payment than 1.
