I’ve not had much trouble with the 60 day notice, but I’ve also filed 10+ evictions over the last 5 years and always won.
My biggest issue is having boots on the ground the day of eviction because the Marshals/Deputies are only present for about an hour if that. Employees will bring heavy duty trash bags and put everything out on the road in that time frame IF the tenant has waited to the last second.
Muscogee county now charges fines to the landlords who put stuff out by the roadway (mattresses, couches, furniture) so I would have a junk man on standby to pick up what the city wouldn’t within 24-48 hours just to avoid a fine.
