I am actually co.ing in at somewhere around 400k on the house and it would be less if it weren't for the driveway. Rock kept sinking and I have somewhere between 30-50k in gravel and bobcat rental in the driveway.
Anyway, you can build a pretty damn nice house for 275k as long as you allow for the unexpected stuff.

You will spend more on gravel again. Ask me how I know.

To both you and the OP you can save some money on building materials as registering as a contractor at building supply stores.
When I built my house I contracted everything myself as far as actual construction work, foundation, framing, brick work. I did all interior work myself, plumbing, electrical and drywall.
With present day costs I would hate to do it again, and I could not physically do it anyway.

Both of you have some fantastic places.

Our house took 15 months to build. That was fighting the 6 month rain we had too. Fortunately I got my materials all bought before the covid price explosion. I do no think I could afford to build this house now. I wish you the best of luck.
When I bought materials, OSB was $6 a sheet. I saw it for 24 the other day. Just to put a bead on the price swing
 
Yeah I believe we had estimates at 275k to build that house posted and now we are up to around $305k with the price increases.. but to put things in perspective ... a brand new 3k sq ft ranch house on a private 6.1 acres with a gate on the end of a dead end road about 10 minutes to down town cartersville for under 400k is a steal...
I’m in this business and I could legitimately see someone paying close to 500k or more for This place when it’s done.
Man, let me show you this place and receipts. GCs are out they minds on the profit they make on houses. It's part of the rigged system with banks. If you borrow money, then you have to hire a GC. You make the investment and the GC makes most of the profits for having a license(tax) and making phone calls. I built a lot more house than I could have bought. Sorry man, I'm reflecting, get some hate in your heart for contractors and get ready to pick everything apart before you sign off. Do not trust a single contractor

I want to build a 24x36 3 car garage with a room on top in Smyrna.
We will have the bid drawings from the architect soon.
Got someone to draw the the plans since it’s going to be a boomerang shape with one bay at an Angle.

Talked to the city. I can get a building permit and be my own GC

i can do the electrical and plumbing if I can’t get a reasonable price.

I’m in for recommendations of subcontractors.

i really hate to just hire some random people
