The free stuff is mud if its wet and its dust if its dry but if you get it down in the sweet spot itll turn to something like concrete. It's free for a reason though. I still a couple piles leftIf you’re going to gravel your driveway, call around your local concrete companies. I had a few tandems delivered today. This is recycled concrete and less than half the price of crush and run. I tried a couple loads of the “free stuff”, it was more than a hassle than it was worth.......tons of boulders, see beside the power pole. We will see how it holds up, but so far I’m impressed.

These are the steps you need to take when building a home on your own and these are the things I learned along the way:
All in budget including house , 6.5 acre land, gate, landscaping: $430,000.00.. house will likely appraise for $495,000 and we will gain $70,000 in instant equity.
1- Purchased land for $68,000 for 6.5 acres in cartersville GA - found the land on Facebook marketplace - wasn’t on MLS

Key takeaways: download on x maps, make sure your land perc tests before buying, have your realtor pull newly constructed or recently sold home comps to assure you aren’t the most expensive build within 1 mile, check zoning , check it out after heavy rain to look for water runoff, look at topography of land for basement / slab ease of install.. We wanted 15 mins to town , no neighbors, a lot of privacy, and level lot... stay patient & cash flush and you will find what your looking for.. check for internet availability ( will update when I think of more)
note: her survey was old ( from 2001, the flags were gone) and a lot of people recommended that I get it resurveyed before purchasing... this would’ve cost $1500.. I simply took a cheap metal detector and used on x maps and found the 1/2 rebar pins on all 4 corners to assure accuracy of the plat.

2.5 got tired of hauling all of these trees out so I rented a chipper, hired an excavator and paid him $250 and started chipping all these trees .. which made it a perfect land erosion control plan for the vacant land to be spread in it.. ( clearing the land yourself was extremely taxing and challenging... don’t know if the labor was worth saving the $25,000)

3.hired an architect after calling 5-7 people for quotes, brought him inspiration from the outside of a house and the inspiration of a home inside the house and he combined them into 1 and adjusted the roof line... estimated cost savings on using him vs making changes with home plans.com was around $1200

8- framing materials delivered: make sure they deliver them one day before they anticipate framing to avoid theft or tampering ( we installed Tactacam reveal live monitoring security cameras on the entrance and at the homesite , also installed several no trssspassing signs

Only significant difference is ours is on a finished basement with two more garages also in the basement. Several other houses in our subdivision with similar floor plan. You will like it. I hear current cost for home building is around $200 per sq ft.
