Not really. Still supply and demand.
A buyer is willing to pay what it’s worth to them... not specifically what it’s worth to the seller. That works all the same whether it’s below (or above) asking price.

True, but new and used glocks are all about the same and in good supply. I'd offer less for those - not more.

However there might be just one house, that is in the right location, with a good layout and is right size, so that I'd pay more for...if I had too.

I have posted an item for sale, someone said tget would take it. Then I have like 5 people come out of no where saying they pay me more for it.

the site rules claim that auctions are a no-no. Yet......"or best offer" is allowed. These 2 things don't seem compatible.

I’ve had a guy actually pay me $5 more than our agreed price - he did it twice, actually - ‘for trouble of driving, packaging, shipping’ but no ever offered more than listed price.
