You're only looking for 2 bedrooms, that's your saving grace on price. I guess 1 bath. But I can tell you the misses may think different, they always do. You will likely have to concede some. I think at 300k you might find something somewhere. Just have to be patient
had a cousin about my age in NM, it was nothing to drive 75 miles one way to go to a movie.
I did a zillow search and Georgia and it showed about 43 with over 10 acres and here is an example:
