Looking to build a metal “barn” building

What material are you considering to frame and sheathe with? I too am about to construct a slightly smaller but similar 2 story warehouse/garage in Oglethorpe county and put small apartment upstairs. One option is to do metal, but I still want eves so water that sheets off the roof is at least 12 inches away from sides of the building. My couple warehouses in Norcross have no eve and on heavy rains the water overfills the gutters and back flows inside the walls :(

This thread started before I bought my property a couple weeks ago.
It has a brand new barn on it. Inside is 40 x 48 and I need put the concrete in it
Any suggestions on conduit under the concrete and also will want a sink.
How do pre plumb for a sink? Also I think some conduit from side to side will make wiring
easier, what do I use for that?

I met one of the folks who own Heard Co. concrete (has property nearby). He will have good answers
 
agreed on the skylights. I love the look of them, and the idea of natural light (free every day), BUT I've also NEVER, EVER seen any residential or commercial building with skylights on the roof that did not have at least one of them leak, usually after 5-7 years. And after they're fixed, they'll leak again. And the rust and rot that comes in the weeks or months between the time the leak starts and the time you notice it and get around to fixing it can be really difficult to clean up and remove.

If you do a skylight, plan for it to leak and choose a location that's easy enough to access to work on it.
