Ok ODT tribe, we are looking to finish a bonus rm that’s above the carport. It’s about 30’ long 20’ wide and is an open A- frame about 8’ to the crest.

I have searched a bit and they are all over the place. We plan on spray foaming the roof joists. What do you guys suggest?

Thanks!

Get one. Our house has 2, because of additions. The kitchen is about the size you talk about and even with 2 ovens going in the summer the split keeps it cool.

The other is in guest room. Huge and no attic insulation (will be rectified eventually) but the one unit keeps it fine. I’m unsure of brand but they aren’t premium

A 1.5-ton Mini Split will take care of that area for you. (Taking in consideration the vaulted ceiling!!)
I don't know about pricing, but where I work, we install many of them. If you are a Costco member, stop by our representative's booth, he/she will offer you some options.

Heck ya we are! Heck, my dad installed his own in his bonus room. They pretty much come DIY friendly. Plus I’m a GC so I can figure out anything with some help.

You're right. The amount of freon that comes in it, is exactly what it needs for the line set that comes with. If you're good working with the flaring tools, you will be fine!

I am faced with a similar challenge, 25 x 30 steel building and a pitch that is 16 feet above the floor. It would take multiple mini-splits to condition the air in this space even after 4" of foam is sprayed on the ceiling and alsmost 2" on the walls. It looks like it will be more cost effective for me to install a central HVAC unit, and pack the walls with additional traditional insulation... I think we have a couple HVAC guy on ODT - hopefully they will chime in.

I bought a Mr Cool DIY 18K at Costco. You can probably get by with a 12K. Quiet and cools great. Delivered to your door. Saved $350 + over HD. If a GC you can DIY. 2 people 3.5+ hours if Electricity is in place first.

Your area is about 750 square feet with wall divisions or rooms, mini split won't be a good idea; unless if you have maybe a couple of them. Plan to have the HVAC done before drywall and everything (would be even better before the foaming...)
I am with you, perhaps a central 1.5 ton air-handler/heat pump system would be better.
