Hopefully you bought a title insurance owners policy. You need to put them on notice, ASAP . Title insurance companies are in siege mode since the crash, and you may have to have your own attorney jump on them,to get them to act. Otherwise, you may be able to sue under the warranties
In a warranty deed, but that likely means going after the bankrupt developer. Another route may be to see if there were recorded covenants, they may help. Also, since you have owned the property for seven years, you might check into having an easement by prescription. I don't know off the top of my head how that would work for field lines that are below the surface of the land.
