I’ve been a real estate agent 18 years. If I’m the sellers agent, I tell them to accept all offers and make a decision then. Words don mean anything, signed offers do. I try really hard not to be involved in anything that may be unethical. Too easy for people to get angry and throw me under the 🚌

My dad was a notorious “gouger”. He bought his house in Jonesboro when they were plentiful for 43K. Sold it when they weren’t plentiful for 99K. Only put in carpet and paint. Even worse, bought a lake front lot on Oconee for 12K, sold it for 160K. No improvements at all. I was so ashamed.
I think they’re just stating their rules that have been in place a long time. You have to make the decision as to whether or not you can abide by their rules.
Sure they are. And in a “free market” the store owner can tell you they don’t want your business and you’re no longer welcome on the premises. Just like here.
same problem with sellers in real estate. they list their homes high so they have some "wiggle room" and then bitch because it just sits there with no activity. price it appropriately and be firm about you price
