    Depends on if you owe or not. If you owe, they are racking up interest on you as well as penalties. If they owe you, then get your money. If you have NEVER filed a return, maybe you will get lucky but they usually catch you by year 3 to 5. There won't be forgiveness and it will hurt.

    Index funds have done well for me. Crypto has been hit or miss. If you have the room, gold and silver bullion is always a safe bet.

    Bank OZK has 5.50% on 13 month CD rate. They also have 5.25% for 3 months on any new money into a money market account now.

    This, 100%. I'm under a contract currently myself, where if I backed out now, I'd loose my EM. I'm also under another contract as the seller and if the buyer backed out now, they would get there EM back. 110% depends on the contract and how it was written up.

    LGE credit union did it to me yesterday. Didn't get invited to lunch but I could come for a coffee and chat. Synovus and Bank OZK sent emails.

  14. Anyone watching CD rates closely?

    Annuity's are running at 6% to 6.5% for a 5 year rate. Atlantic Coastal life just offered me that. CD rates hoovering around 4% most any local bank/CU.

    I stopped checking it daily or even weekly and went back to monthly paper recaps, it's helped some but damn, in 2021 I had just over $800K and I haven't been the same since.

    I wouldn't be surprised at this point, I know most stations only make 3/4 cents a gallon usually.

    That's interesting, cause it went down 10 cents in Cherokee county. Also, this last month has been brutal.

    Looking at about 80% of spot price if sold to a dealer. Should be able to get spot on ODT. Spot silver is at $19.06 currently.

    Sale on ODT, to individuals and around spot price. Spot is currently $21.39 an OZ, so around $53K or so. Expect to get 80% of spot or less if sold elsewhere...
