Interesting. It seems that new construction would be booming then. Granted there are more new subs popping up, but nothing like it used to be.
Depends on where you're looking. In my area of N. Gwinnett & S. Hall, I've never seen as much building going on as there is right now! And prices are crazy high.

South Hall area. I should say that the new construction sucks. It's all 1/4 acre lots with no privacy and high prices. We want to stay in the same area, so it's a limited area.
 
I don't think this is a bubble. Last time around, there was so much phony credit injected into the market, prices had nowhere to go but sky high, and nothing to do but crash when the phony credit spigot got shut off.

The phony credit this time around is the artificially depressed interest rates. What do you think will happen to both Corporate buying and ARMs when they finally let them go up?


The current demand in the Atlanta metro market seems to be driven by a genuine shortage of housing...

If there were a genuine shortage, there would be building.
 
She aint going to get elected. Do you think a guy smart enough to become a billionaire and then outsmart the entire GOP and become it's nominee can't beat a crook, liar, and more than I want to say Democrat????

I hope he can. Im just looking at demographics. We are a dying breed. Theres a whole lot more of the takers than the makers. Which way do you think they will vote?

Hopefully he can wake up some of these takers with the cold hard facts that freebies going to run out and put them all in the poor house. Maybe enough of them will get their two brain cells connected enough to realize they better get on the ball and start feeding themselves.
 
We are absolutely in a bubble. Banks have already started floating 5% down mortgages again. It's like 2008 never even happened! Then again, I guess when you can count on a government bailout and nobody loses their golden parachutes, why do anything different? :crazy:
 
The amount of new construction here in Cherokee/North Fulton/South Forsyth is astonishing. And they are selling! And yes, 400 grand doesn't buy what it used to buy.
I can't get a good lunch for 6 bucks anymore, either..
