Make sure its products in demand..my buddy closed 2 stores the 1st of the year due to lease overhead and lack of ability to compete with dollar stores as well as wholesalers stock depleted. To crap...be careful is the most I can say

Anyone own a variety store?

I would consider buying the inventory and store stock. 4K for security cameras, registers, shopping carts and other fixtures might no be a bad deal and the inventory would just be icing on the cake. Come in, take it all, set up an ebay store in your basement and sell all that stuff off. No rent and no utilities other than what you are currently using. By not buying the store you don't inherit any outstanding bills, responsibility for unpaid sales tax, utilities and you don't inherit a lease from the landlord. That's the only way I'd do it. Buy the stock, strip the store and walk away then take your time getting your money back.
