apartment rent/lease question

so im moving out of my house may 15.

my friend just moved into an apartment yesterday (april 15). she is paying the first full month until i move in.

i wanted to sublet directly from her i guess and merely give her a personal deposit, as in i dont want to sign a year lease with this rental company.

they tell her that i can only sign a year lease and i have to.......if she is already on a lease and is renting the apartment completely, why the hell do i have to sign something with them? wouldnt my friend who is already on a lease simply be liable for all deposits and damages?

i dont know too much about this but is there some kind of law that requires me to sign a lease?
 
Most places will not allow subleases. Better go over her contract before you do anything. They may be trying to put you on the main lease with her that way your just as responsible for everything.

lol i plan on staying for at least 6 months, but she has already paid the full deposit and signed a lease, so essentially they are trying to get me to double dip and ensure i pay for an additional month (i sign lease from may to may, she signed from april to april, once her lease is up i could be on the hook for a full month)

i may wanna buy a house soon and dont like being trapped anywhere. id stay for at least 6 months but may find something better anyhow.

and its not like i would be up and leaving her high and dry, she was originally going to keep the two bedroom for herself anyway
 
Their house, their rules. I feel certain the lease forbids sublease, and probably guests staying more than a certain period of time. My lease stipulates that a guest staying over 14 days requires additional rent. A landlord frequently makes a rental decision based on among other things who and how many will occupy the property. Changing that factor without specific permission is probably grounds for eviction for the original tenant of record. You are probably an excellent tenant, but it is not uncommon practice for the qualified person to get accepted and then move in one or more persons that the landlord would never accept in their property.
