apartment rent/lease question

that would go nowhere for the apartment complex that had to fix it/
uhhhh, they would hold her responsible i suppose. that makes sense to me

if i rent or lease a car and lend it to my friend and he wrecks it, im still liable for the payments and he would in turn be liable to me

Most nicer apartments don't allow sub-letting and require all parties on the lease for several reasons. First and foremost they do a background check to ensure you're not a scumbag moving into the community. All the other reasons are liability based so they can come after you also if there is a financial issue with the unit.
i get that

but im trying to figure out why they require a year lease if one has already been established

not same as a rental car, more of a lease right? is there a difference?
A rental agreement requires you to certify that you will not allow anyone else drive the vehicle or else they are also on the agreement (sometimes they charge more, sometimes they don't). A lease (on a car) requires the lessee to obtain insurance for things such as other drivers to explicitly protect the lessor's asset.
I'm not sure what the concern is but I suspect if it's a remotely decent place you can get it worked out. The problem is you are asking for them to honor 3 leases in the course of 12 months. One one month leas for just your friend, one 6 month lease for the both of you as joint tenants and then one 5 month lease. It's a PITA for them so they may just say "no", a year or nothing. They are much more likely to want to just add you to the existing 12 month lease. Now there is nothing to prevent you and your friend from working out you moving out and she paying on her own as is your plan but you will still be legally liable AND you'll have to disclose that in a mortgage application.

It's the only way to protect their interest...
It all comes down to the contract but I gurrantee it is already there..
They already have her on the hook..

If you want in you gotta give them reason to play ball..

Cost them exactly the same if you don't show up..

ill explain everything about that in a fun thread once im moved out, but my current roommate is a nightmare and i cant stay

ya i realize that

they probably cant give me a good reason for me to sign a year lease, but its still their house their rules and i cant argue with them on that anyway
