[MAJOR EDITS / UPDATES MADE ON 9/11/2021]

Hello folks. I am the owner of a 23-acre wooded property located 25 minutes South of Douglasville, or 16 minutes Northwest of Newnan. I had the trails on the property bush hogged in early August 2021, opening up some nice sight lines. I plan on harvesting one deer this season but otherwise I'm open to reducing my holding costs for the land by leasing hunting rights to another couple of hunters. We would agree on hunting dates so we aren't out there at the same time.

Fee structure:

  • The leasing hunters would be responsible for purchasing hunting liability insurance and naming me, the landowner, as an additional insured (AHLA offers such policies for $215: https://ahuntinglease.org).
  • Lease fee of $250 per leasing hunter.

Are there feeders set up on the property? Food plots? Access?

Direct access off Hwy 5. The property has its own gravel road which goes deep into the back of the property. There are multiple trails through the woods that I just had bush-hogged.

I’m planning on setting up feeders and salt licks.
 
The deer seem attracted to the property for the little creek that runs through it. I’ve seen deer a few times in the flesh, and I see their prints all the time (especially near the creek).
 
You’d be better off leasing by the season. I’ve never heard of anyone leasing by the hunt, atleast not in south Georgia. Beautiful property though but you also need some trail camera pics of good deer on the property if you do hope to make money off it.
 
Photos of my 8x8 blind and a diagram of the property (I don't intend to include this with the hunting lease but if you really really want to use it, we can talk about a reasonable fee for such use). Food plots and salt licks are present.

You would have the exclusive right to hunt during your slot (no other hunters on the property during your slot, except for two guests you may bring with you at no extra charge). Harvest limit of one deer per slot.

Just to make sure I understand correctly, your imposed limit is one deer per time slot? But 2 guests are allowed with a paid slot.
So, if I were to purchase a week for myself, a son-in-law, and my grandson to get to hunt together.... we could harvest one deer total? Or one deer per person?
If my grandson was lucky enough to score on the first day, our hunt would then be over? Or if I were to harvest a deer, I would then have to tell my grandson that our week is over?
Just want to be clear on the limit.
One single deer per purchased time slot?
One deer per hunter, per purchased time slot? (Max being one deer for the purchaser + one deer each for the 2 allowed guests)
