Five negs with 1250 positives might not bother me too much, I'd have to read them. But 5 negs and less than 10 positives is shameful.

If somethings happens (as it can to anyone), then just postpone the deal for a day or two (or two weeks) but complete the deal. The reviews where guys "go silent" or just back out are the troubling ones.
