FRAMING A HOUSE ! $10.00 A FOOT! WOW! WTH

Just an aside for people thinking to build. I'm not involved in construction but did way too much having my house built because my GC was crap. Not all house designs are going to be x dollars per square foot, especially to frame. A fairly simple 2-story house is going to be cheaper in general than a 1-story of the same square footage. As expensive as everything is, we can control a little bit by choosing a more economical design. A simple roof line helps out and it's cheaper to build up than out. For people in the industry, feel free to correct me on this if it's inaccurate.

I worked in commercial construction for a couple years during and just before the pandemic and I think you are spot on. I personally prefer a larger 1-story ranch with a basement than a behemoth of a 2-story house (still with a basement).

Building costs were ridiculous during the pandemic and still are to a point. My wife and I considered building a house in the past few months (as we planned to sell ours) and I believe costs were $200+ SF just for the house itself, not including land or anything else.

Great when you're selling, not so much when you're buying.
When we moved four years ago, people were bidding up houses for sale in Lawrenceville. Here was pretty much stagnant. We hit the sweet spot before it took off again.

We looked in Dallas at houses (Seven Hills and Bentwater, for reference) and while prices there are somewhere near reasonable for our budget and size we desired, the fact that a house of that same size (and not even as nice) in Woodstock is at least $100-$200,000+ more (MINIMUM) is insanity.
