Its insane what builders are charging these days. Most people don't even know what end of a hammer to hold and the builders are taking full advantage of it.

God, I'm old. I remember shopping for my first house when $10 sqft was the norm for a ready to move into new construction home. Clearwater, FL 1961. Of course, no framing was involved. Almost all Florida construction was concrete block and stucco.
and then you can go behind them and fix it all
That's just the start. They'll try to squeeze another 10% out of you before it's done
I had a roof put on my house a few years ago. The house was 1800 sq/ft. When my wife left for work at 8 the guys were getting to work. The guy called me mid morning and asked what time I went to lunch. When I got home about 12:30 the crew was gone and the foreman was there to get a check. I told him I wish he had take longer for the amount I was about to pay him and he laughed. I was paying for the job not the hourly rate.
I thought it was goin to be a straw hut.......
If he was paying workman's comp. 1/2 of that will pay for it. For real. Comp. ins for roofers is the highest. Second is probably framers. No kiddin

What?? You have AT LEAST 7 people relying on that 22k which takes almost a work week to support their families. That's really not much money in today's world. You know, inflation. And the overhead has to come out of that before anyone makes a dime.
It's sometimes amazing how much quicker a "by the job" quote can get done.
