FRAMING A HOUSE ! $10.00 A FOOT! WOW! WTH

How many square feet is the house again? If you wanna get a good deal on flooring, you need to go to Michael’s Carpet in Calhoun across from Bucc-ee’s.

Also, would your wife be OK without having any kind of soft flooring? I told my wife I wanted hardwood in the entire house; we got carpet upstairs lol.

Man i understand, but I have to keep my wife out of it as much as I can. She have me going to the bank and get a home loan will be using area rugs.

So the shock just keeps coming in!
So the builder looked at the plant says that he can frame set the truss plywood and felt the roof,put in the windows and doors $10 a foot doesn’t sound like much does it until you have the realization that is 2200 sq.ft. Still not sounding bad right??
Then I ask about timeframe he says that the most four days, I said damn what are you doing? Bringing the army? No six guys.
So no wonder is $200 a square foot to build a small home!
Wow! I guess Rumpelstiltskin has been asleep way too long!

I did stumble onto a deal with windows!
They were $400 and got them for $ 100!

Not even surprised. Paulding is gonna be another Woodstock/Cherokee County in another 10 years, guaranteed. Seven Hills will be the Towne Lake Hills of Dallas and I bet we see those homes go for close to 7-figures one day.

It makes me wish we could have afforded these gorgeous houses in Dallas for pennies back before the pandemic; course, then the property taxes would come back to bite us.
That’s the spot I’m in now. I live in south Paulding. Bought my really nice 2bed 1 bath 1200sqft 4 sided brick ranch with detached garage for $126,000 in 2018. It was a recent remodel so everything in the house had been updated. In 2019 my property taxes were $700. Now in 2025 they’re $1400 over $900 of that for school tax and I don’t even have a kid going to the ****ing school system and never will and never have. I love my house, it was built in 1978 when brick masons and other trades took price in their work. In 2025 they valued my house at $225,550 and I think to myself, ain’t no effin way this house is worth that. I had offers on my door 2-3 days a week from someone wanting to buy for $200k+ I should have sold and walked away and built a house with the profit.

That’s the way I would go too bill. But I would definitely have them do the radiant heating in the slab. It doesn’t cost much more and man it’s so nice on them cold mornings to put your feet down and the floor be warm.

I have 3/4” thick hard woods all through my house and I wish I had polished concrete with radiant heating.

True! Another one of those things I can do! I just hope I can live tru it!
 
Well looks like I can save $5000, if I polish the concrete and eliminate all flooring!
But then I feel like I’ll have to be there every freaking minute anyone is on the job to protect the polished concrete!

I got $9,000 worth of carpet, pad, and labor for under $3,000 from Michael's. 55+oz, high-end residential carpet and great pad. Just trust me on this! Haha.

I agree with Alex on this, Bill, but will say, don't cheap out on the heating system if you go that route. You WILL pay good money for it to be done right the first time...or you can pay very little for install and have problems that will cost twice as much to fix because it wasn't done right the first time.

I have a buddy who knows how to install heated floor systems and, done right, is well worth the investment.
 
I sugegst anything not eaily replaceable (lights, carpet etc are easily replaceable) windows , doors, HVAC , insulation , roofing are buy once cry once.

As for taxes ours hit $13472 (house and 1 acre) in 2023 , wife appealed and redcuced a couple of thousand.

We had just started construction on our huge addition when Covid hit

I remember getting the call from the builder saying that the lumber prices had just tripled .

And that was when you couldn’t get concrete

It was a six week wait for your concrete delivery appointment date , and if it was raining too hard on that day for your crew to pour concrete , you’re back at the bottom of the six week wait list

That happed to us three times in a row .
Took us 16 weeks to get the foundation poured .

Then because our addition had a 23 degree bend in it (looks like a boomerang , had to do that to get it to fit on the lot )

The factory making the roof trusses wanted the walls up before they measured for the trusses .
Which meant we had to use water resistant plywood for the floor (more extra $$)
So the framers get the walls up and the truss company comes out and measures and makes them, takes 5 weeks to make em , , and the day before they are supposed to be delivered their warehouse catches on fire…


So the GC is scrambling to find another truss company ,

The framers have to use a crane to set the trusses , crane company guy comes out and looks and says that power line is too close and has to come down while the crane is here

So we gotta schedule a day when the crane company is available , the framers are available and ga power is available to drop the line .

So that date is three weeks out .
And on that day it’s storming , so gotta reset the date , which is another two weeks out .

Etc etc

If you’re building a house you just gotta remember that nothing is going to go as planned .
And there’s going to be weather delays and unexpected price increases and unexpected material delays etc


Building a house is going to take a minimum of two years from start to finish , from when you get the plans finalized and submitted to the county or city , it’s gonna be at least two years , maybe three , before you move in .


And that’s if there’s no disaster

Friend of mine had a custom
Home built and the very last thing being done was the subcontractors that had installed the hardwood floors ,
Coming back and removing the protective paper that they put on the floor , and staining the floors .

after nearly two years of buying the land , clearing trees , grading , well and septic install, foundation , framing , roofing , wiring , plumbing , hvac , Sheetrock etc etc

The house was done and finished and ready to move in .

The folks doing the floors left the oily rags in a pile …

Which started a fire and burned it to the ground …
Speaking of disasters,
Guy down here was building his dream home overlooking the beach. Two story to get that great ocean view.
All framed up, He's upstairs one day, checking on the progress and that beautiful view. Plumber's torch catches the insulation on fire, it spreads so quickly he's trapped on the second floor, has to jump into a pile of sand to escape. That was last year, it still sits, a charred eyesore, I guess because of insurance issues.
