Only got Lukewarm water in the house, Bought a kit and replaced both top and bottom Elements and Thermostats and still didnt solve the problem.

I have low water pressure in the house and after going down a rabbit hole I think it may be the mixing valve.

What say you?

Note: Everything i know about hot water heaters I've learned in the last 48 hours on Youtube.

Ive checked everything under the sun on hot water heater except the Dip Tube. Heater is working fine I believe according to my ohms meter.

You’ve either got a disintegrated dip tube in your water heater tank… or you’ve got a bad cartridge in a single lever faucet (or shower) that’s created a cross-over/ circulation loop.
Thanks, I think im gonna tackle the dip tube tomorrow.

Would the dip tube cause low water pressure in the house tho? Or maybe thats a whole nother issue in itself.

I asked the subdivision fb page if anyone else was experiencing low water pressure and not a one around me was having any trouble.

The dip tube coming apart can usually be seen by bits of plastic in your faucet aerators. So in that regard.., yeah, they can degrade flow if it’s clogging the individual fixtures.

Thank you, Im gonna try to youtube it tomorrow and see if i can find out.

Real disheartening spending half a day replacing everything and it didnt fix the issue.

Hopefully I can get her back on the road tomorrow

With the whole house having low pressure or low flow, hot and cold, I would check your PRV to make sure it is working properly or isn't clogged, There also could be a partial blockage at neck down point, i.e, city side of the water meter, cut off in side the house etc.
