I got a conditional approval on this house I'm looking at.

At a minimum I advise my clients to get a Wood Destroying Organisms clearance letter, Septic inspection (or scope lines if on sewer), General Home inspection and have an HVAC company give the unit a once over as well. When does your Due Diligence period end?

In the case of the roof having damage id look to see if the sellers will fix. Word of CAUTION. If your agent sends an Amendment to address concerns (ATAC) make sure they do not use the word REPAIR. Mortgage lenders will flag it an may give you a problem on the financing side.

Im closing on a house Friday that we had to request some money at closing in lieu of the seller making repairs. Remember that everything is negotiable in a real estate transaction.

I got the report. SOOOOO much stuff is wrong with the house. The previous owner cut through floor joists to install vent pipes. Most of the electrical outlets either don't work or are reversed polarity. These are just two things my inspector found. There are about 25 others.
I bet the inspector came from the realtor. Never, ever do that. Hire your own guy so they work for you

Good advise
 
And if you want a real shot at purchasing a desirable house in this marketplace with financing, you need more than a conditional approval from a lender. Sellers of desirable properties, if they have a good realtor, are not going to go under contract with just a conditional approval.
