Sounds like we all think the same thing, give him one last chance and if he don't bite.....return the down payment and do what you want.

Tell him you have another buyer, and let him know you are going to give him his down payment back if he can't come up with the money within "x" number of days.
If he is truly interested, he may quit hitting the bar for a week to come up with the cash.

It's a great thing to be a nice person, until people start to take advantage of that trait.
