Real Estate Shower Questions

Let's jut cut to the chase brother...

What would I do? Well...for 1...i wouldn't buy this from a flipper looking to make $100k in Nicholson, GA that they paid $153k in August 2025 and now selling it for $259k.

But it does open up for alot of negotiations knowing they got it for $153k. But looking around, I'm not seeing anything in that price range which is to say...pricing is irrational. Maybe it is worth $260k and maybe it isn't. Who knows.

I would probably low ball them and put it up for rent and see where that gets you. As for using it for hunting, i don't think so as it is too close to the road (Quail Ridge Dr).

From what I can see, there are a few too many trees that can topple and damage the house so that's a non-starter for me.
He's not looking to make $100k. Did you see everything that is new? He's dropped some serious coin on it.
Regardless, I still can't wrap my head around $180 sq. ft. for a manufactured home.

Ok, well that clears up a little of the confusion. When I read Horton Homes, the below is the company I thought of...and they don't build mobile homes.

that picture will probably show a lot of results in a google search.
I just wanted to talk about the wooded property. I see a lot of places like this.

As far as the home price is concerned, I'd be surprised if they didn't get offers in the first couple of days. It's really competitive out there for a pimp.

Yeah man, Horton is built by Dudley Horton in beautiful downtown Eatonton, GA. Probably better quality than anything DR Horton ever assembled.

I googled the street in Jackson County. Found the listing. It had a better picture.

Sorry to hear that. I was thinking it might be more of a buyer's market. The lot seems to lay OK. I'd try to buy all the way to the road and square off the end if possible. I'd also want a full basement and garage. Depends on what you want to deal with. Granted in this price range you can't hope for a lot. But you do have room to add
