my understanding is, regardless of the real estate market, it's just about always costs more to build....is that not the case?

It is substantially cheaper to build than to buy. Especially working in construction and knowing everyone(mostly) that will be working on my house.

Very true. It will not always be the case but it has been for the last 3-5 years. It would cost me 3x what I paid for my house to buy the land and build it now.

If you want someone for plans please let me know. I know the guy who did our plans and he is very thorough. We even have a set of 3D plans which are awesome. Little more expensive ,but completely worth it

Well yeah, everything's cheaper when you do it yourself and have connections for the parts you don't do.

All commercial metal buildings have steel doors that swing out. You can't just pull the pins and reverse open it. It's not a closet door, it's a steel door with security hinges. That said, I still wouldn't build a reinforced concrete vault and put anything less than a vault door on it.
