Thoughts on South-East Tennessee?

I have been thinking of buying my next larger piece of property also in Eastern TN, or Western NC, or N GA again. So good info and nice to hear.

Any thoughts on Western NC?

Thanks for all the feedback. Doesn't sound like a great place to spend my 'Golden Years'...
We decided to retire in NW GA, we had no contact with the area prior to purchasing our property here and had only very minimally visited the area. we had looked extensively in North and NE GA. We decided on our current location north of Rome because property prices were considerably less. Rome has excellent medical facilities and we have a choice of hospitals within a sane 30 minute drive. our piece of ground lies mainly on the valley bottom but rises up a ridge. It has enough contour to be interesting and drain well yet is very farmable. It is probably quite representative of property in this area. we had a list of criteria and this piece fit them all. We have owned the property for 17 years and lived here full time for 7. We love it. The people we know are about half locals and half transplants like ourselves. We feel pretty isolated from the hustle of town but are 20 or so minutes away from about anything we need to buy. would urge you whatever community you settle in to get to know your neighbors and other locals. We are active in church here and that has helped a lot. social isolation can form and be hard to shake if you aren’t associating with people regularly. It is good to have neighbors to help if you need a well fixed or need to know where to get your tractor repaired, good to be able to return the favor when they have a need.

Only speeding ticket I’ve ever had came from there. 55 in a 45 on a 4 lane Hwy in a Jeep Wrangler

Yep, when going through Benton (and Etowah, Englewood, and all the other small towns in that section of US411), I set my cruise control to the posted speed limit, all the way down to 30mph when going through Etowah's "downtown" area.

Sooner or later, you're going to get pulled over if you speed through those towns.

You also need to watch out for Amish folks driving buggies on US411 also.

My grandpa has family near there on the Cleveland side of Polk. He lived up there for a couple of years after he retired and mostly hated it. He loved the hunting and hated the people. I was going to come up and visit once and he said it was probably a bad idea. He said my own cousins would probably shoot me and f*ck my corpse.
...hopefully in that order at least...

Smith and Wesson is going to relocate to East TN, just east of Knoxville.

But the area I was looking at was pretty run down to be honest. Any place that has a Post Office across the street from an 'abandoned' school is kind of setting off alarm bells.
