Architect Needed for House Plans

You Probabaly don’t need an architect .
Unless your city or county specifically requires that the plans be drawn by a licensed architect .

A good builder and a good designer , will be able to come up with better plans and ideas than any architect.

The architect we used was an idiot .
He drew things that couldn’t be constructed in reality .
It looked great in two dimensions on paper but didn’t work in three dimensional reality.

Architects usually get paid as a percentage of the estimated construction costs so they will design it to be as expensive as possible so they make more money and they are always looking to get famous and design something that attracts attention to themselves.

Plus the one we used simply refused to listen to what we wanted .
He kept doing plans with support poles in the garage and we were adamant that there were not going to be support poles in our garage bay .

Your milage may vary , but we could have skipped using one all together .
Our city just wanted plans that met the general building code for foundation size etc and met the required city zoning rules for square footage , building height ,setback distance from property line etc etc ,
Most cities or county’s will want to see the engineer information for the floor and roof trusses , but most won’t require the plans to be drawn by an architect.

Our city was a stickler about the lot setback etc , but the plans could have been drawn by your 6 yr old with a crayon and they wouldn’t have cared , as long as the foundation size and floor joists etc on the plans met the state building code etc
