I’ll bet you a dime against a donut hole if the prime is rising mortgage rates ain’t dropping.

Thought the discussion was about lowering rates....If you now want to talk about raising rates, we can get into that.
Lets got back to the last .25 rate cut....home mortgage rates we around 6.5%....the cut went into effect, home mortgage rates increased....why?? because of the 10 year treasury bond market....that's where the main ratio of the mortgage rates come from.....not the fed rate....Now, as you say, the fed increases it's rate, the treasury bond rate may increase, which would then, lower mortgage rates....however that does not have to happen, as illustrated in the last rate cut. It is more likely to happen when increasing fed rates occur......just because that's our market.....most things JUMP up in costs, while the fall down is ALWAYS much slower.....mortgage rates are more tied to the 10 year bond rate, than the fed rate....you can google it....I'm not typing anything you cannot read for yourself...PLEASE do not believe me.....I'm not a mortgage lender, I'm a real estate appraiser.....BUT I do understand mortgage rates, somewhat, at least.
