Seriously, make sure there's a transferable termite bond in place. In the South those buggers can ruin your house for sure.

Check anything wooden on the exterior. We bought our house 3 years ago and the flippers did a great job caulking and painting the rotted wood, now it’s falling apart. I missed it and the inspector missed it too (got our money back though)

I camera all of my repeat customers new home purchase sewer lines. I have saved many of my customers after purchase headaches.

Home inspector was in the attic and said there were pans up there to catch water and stains from water entering the roof. Called my Real estate agent and told her what was seen SO FAR in the inspection. She is going to call a roofing company to inspect the roof and if it is in bad shape she is going to contact the homeowner and see if they can replace the roof on their insurance policy before close.

Is there anything else I should be wary of in a house purchase?

This is the house roof. looks like some discoloration.

Hiding that might do me in to just stepping away from that house. No telling what else they are covering up.
