I got a conditional approval on this house I'm looking at.

Home inspector was in the attic and said there were pans up there to catch water and stains from water entering the roof. Called my Real estate agent and told her what was seen SO FAR in the inspection. She is going to call a roofing company to inspect the roof and if it is in bad shape she is going to contact the homeowner and see if they can replace the roof on their insurance policy before close.

Is there anything else I should be wary of in a house purchase?

Staying in Alabama. Just down the road from my family so I can keep an eye on them and get there quick if they need me.

20+ years real estate. Be wary and check EVERYTHING! This is the biggest investment most of us will make. Age of home and has roof ever been replaced? Good inspector will give you an overall idea of condition. Sounds like yours may be on the ball. Pay close attention to the property disclosure. I’m assuming they’re providing one. Discoloration on the roof doesn’t automatically = leak. Could be leaves, etc.
