Buy laminate, and do it yourself. It's a piece of cake and most materials come with instructions.

If you're gonna go with hardwoods be sure and check out the Janka rating (hardness) it is a pretty good guide to help you evaluate your choices.

If you have dogs you may want to get something that can be refinished . I have 5 dogs and my finish lasted about 5 years before I had to refinish . My SIL had laminate with 2 dogs and was not happy with the scratches .

Allure vinyl flooring is easy to put down. All you need is a straight edge and a razor knife. We used it in the basement when we converted it for our mom. They have it at Home Depot.
