Some good news.

Not yet Erin is picking up a check and said she'd deliver it. Probably today. My realtor lives on the same street as me so it'll be convenient.
Keep in mind those house inspectors can make it sound like the house is falling apart. I've had them do that to a new home. Just something to think about. I don't think it's a bad thing to get an inspector. They'll always find somethin you missed. But usually very trivial

The HVAC package unit is 15 years old as well. There was a lot that made up my mind. If I buy it will be a newly built house.

I have a house built in '99 with the original Trane unit, that won't stop.

A 2022 HVAC by Rudd that gets worked on every year for the last 3.

I finally made the HVAC company repair it correctly this time.

So, it's not the age, it's the usage, care and quality.

Newer houses aren't built better then the older houses left standing. Lol.

Just get an inspection either way, but make sure the inspector knows what they are doing. They can make it seem like the end of the world and still not have a clue. In Ga a home inspector is not licensed or certified thru anything, so anybody can claim to be one and not know the first thing about house building.
 
The seller released me from the home contract in a mutual agreement. And I get my earnest money back. WIN WIN.
I mean, I'd assume that you were in your due diligence period. Doesn't matter if the seller likes your decision or agrees. You can simply say no thanks, get your earnest money back, and move on. If the sky was the wrong color for your feelings that day, you can get out with no penalty per contract.
