I got a conditional approval on this house I'm looking at.

That's what I was thinking initially.

Trouble is I don't like rats and there are rats in the attic. Not to mention the leaky roof. I also while I was looking noticed the water heater leaked onto the carpet at some point and why the hell isn't the water heater in the garage it's in the middle of the house.

I don't like the fact that the owners tried to hide the fact that the roof was leaking. What else are they hiding?
Have you seen rats yourself? Or are they just telling you. You need to do your own inspection as well. Have you ever owned your own place?
 
You should not have to lose the earnest money

Your contract did have a clause requiring a “satisfactory inspection “
Or some wording to that effect ?

Minor roof leak is no big deal .

Leaks are almost always at a penetration
Where the plumbing vent stack penetrates the roof or a bathroom vent etc

Easily fixable with some tar patching

Worst case is new shingles , which most homeowners insurance companies are requiring before they will insure a home .

The mice and rats and squirrels etc in the attic are also common
And just require finding the place they are getting in and sealing up the hole

Sometimes that’s easy and sometimes that’s very difficult

Depends on the house
 
You'll never find the perfect house, a few mice and a roof leak are easy fixes.

Focus instead on the property and the property location, if the property is what you want and the location is what you want, then everything else can be fixed.

Better to buy a fixer upper somewhere you actually want to live, than to be in the perfect house somewhere you don't want to live.

And from the sounds of things, you need a better realtor. They should be walking you through the process and you are paying them 3.5% for their expertise.

Problem is, many realtors don't know what they are doing. They passed a pretty easy exam, got their license, and think that they will make it big as a realtor just cuz. For many realtors, this is just a side hustle. They have a normal 9-5 to actually make ends meet because, well, they aren't good at being a realtor.
