I got a conditional approval on this house I'm looking at.

D-con bait stations are your friend. Worked when we had rats in the attic once.
Just got to find out where they're getting in and get it sealed up.
There is a risk to bait stations; the rat may take the poison and go lie down and die somewhere in the attic. You'll smell it for a few days before you can locate it through the stain coming through your ceiling.

I prefer the good old fashioned spring trap baited with peanut butter. Put it in a shallow plastic pan just in case.

True...
I had baited my attic, went up to check the stations one day, a rat had died sitting up like a dog begging right next to the access hatch.
Turned and saw it, like to have fallen off the ladder.
 
I got the report. SOOOOO much stuff is wrong with the house. The previous owner cut through floor joists to install vent pipes. Most of the electrical outlets either don't work or are reversed polarity. These are just two things my inspector found. There are about 25 others.
 
I’m no expert but it looks like the south east is showing housing corrections. In some parts of the country they are already seeing steep price drops. I would hold off. The market is dropping but we aren’t there yet. It’s a buyers market but the sellers aren’t feeling the pain quite enough.

In 2008 it took the popular location around 2 years to finally crash out. Atlanta is a very poplar housing market, so we will hold on longer than the rest of many parts of the country.

The mixture of 100% price increases over the last few years and 6-7% interest rates has the market stuck. All it takes is a few missteps, and panic selling is going to start happening. Not to mention increasing foreclosure rates. There is also the fact that we have an all time high for inventory that is still increasing.
