I just got permission for me and my brother for unlimited hunting access to 571 acres in SE Georgia. The land owner gave me a quick tour of the two properties and showed me the two cabins (one on each property and more like small homes) we have free access to. The land is diverse. Everything from swamp and river bottoms to classic thinned pine, 2500 pecan trees and four lakes. There are deer, turkey, hog, and all kinds of small game. Good fishing in the lakes, too. Lots of squirrels and the land owner has a crop deprivation permit for the crows, so we can hunt them 12 months of the year. They won't even let us pay for any utilities we use while in the cabins. The quote from the owner is that "The property is under utilized." Apparently it is rarely, if ever, hunted by anyone. All they ask is that we bring our own linens. :faint:

Me and a few friends of mine used to hunt on a 460 acre family farm in Talbot county a few years back. There was a small house in a pecan orchard that we would stay in while we were down there and we never paid any dues or utilities to be able to hunt there. We would help get up hay for the owner's cows and that was only a couple times. We installed a dish on the porch so we could watch college football between hunts. It was hands down some of the best times I've ever had during deer season! Sadly, I pay 800 plus per year to hunt a 600+ acre lease right behind my house now, which is still a good deal for me. Congrats on the land score, I'm sure it'll be sweet to hunt and fish. Deals like yours and the one I had are few and far between nowadays.
