Smaller home for retirement?

We're not retired yet, but we decided to cash out of our 3000sqft place in 2019, a bit ahead of plan to cash in on the dumbass New Yorkers who wanted to get out of the city and become commuters. Made the move to NW GA a couple of years earlier than planned to a 2000sqft place which we suspect will do us for a few more years and then we'll drop down to something nearer 1400sqft once we know the kids really are settled and won't ever need a place to crash.

Maintenance is easy, utility costs are low, but this particular place is somewhat high-density living, but if we can adapt our lifestyle a bit and move further out from Atlanta to where there are fewer damnyankees and a bit more elbow room.

Sounds like a plan. Remember as you get older, you'll need easy access to good medical facilities. For the kids, when they move out, change the locks.....

My wife and myself have a place on top of a hill in Blairsville for when we need to get away and recharge. Our main stay is close in to all the convenience’s and although traffic and congestion is a bitch it doesn’t faze us much as we can schedule around that crap for the most part. Close to medical for her is a must due to her past and current health. Peace and quite comes with a price as does convenience.
 
We are 67 and I have been retired 8 years, my wife 7. We have spent the entirety of those years caring for sick and dying parents. Closing out their houses, dealing with medical, end of life and estate issues. All of them had to spend their last days in facilities of some sort, nursing home, assisted living, memory care.
We currently own and live on 52 acres with a 3000 sf house. Both more than we need. It is our desire to downsize to around 1800 sf on 3-6 acres. The way our property lays out it is not going to be practical to carve a smaller acreage to build on and, at the moment at least, we have a small geographic area we want to stay in. Small acreage tracts rarely come on the market in that area so we may have to broaden our thinking.
our current plan involves the construction of a metal building designed to be as maintenance free as possible, virtually fireproof and to accommodate the needs we will have as we grow older. These can be built and dressed out to look more homey and less institutional. As with most folks we want to live in our home as long as possible and from experience I know that certain features contribute to that. No stairs, wide doorways, roll in showers, grab bars, high toilets, are some.
We want three bedrooms as we like our separate rooms and want a guest/caregiver room. We are currently working on de cluttering and Selling off things we aren’t and won’t use, this needs to happen regardless of whether the rest of the plan comes to be or not. We don’t want our children to have to deal with the stuff that has consumed our retirement years so far. Please don’t think I’m complaining, we are thankful we were situated where we could provide care, but it does wear you down.

It’s funny how things work out and I don’t mean funny in a bad way. I’ve been mostly retired for 5 years and there has been something come along for us that has kept us from being able to do what most people think they can do in retirement. My MIL is having issues that keep us from being able to do a lot of things that we otherwise would. I know folks who seem to be able to do all the things they want but to date that hasn’t been our situation. Wish you the best with yours
