What say you???

Figure out how much land has been illegally "claimed" by the installation of the fence, figure a fair rent amount for the time he has had access to your land, send the current a demand letter for past due rent, attach a lien to the property in the same amount. I ain't a lawyer, but this seems do-able to me. The neighbor has illegally converted your property to his without compensation to you.

How long has the fence been up? It sounds like he "grabbed" about 60% of your land.

Yeah, they just moved to California (sounds about right) and the husband bent a rim on his bike when he hit a pothole. Of course he is taking no responsibility for not paying attention and is suing the state for reimbursement. I would say that Darwin will make sure they won't reproduce if he's that careless on a motorcycle, but they have already determined they are too selfish to ever have children. And of course, they have derogatory things to say about anyone that does have kids.

To give you an idea about the IQ levels involved here, they had a hard time deciding if they wanted to support Sanders or Johnson in the last election. They thought they were almost identical politically and could not comprehend when I tried to explain that those two candidates were about as far apart in their political ideals as was possible in an American election.

Sorry for the thread hijack. I guess I'm not done venting about these assholes after all, but that's three people in the last year and a half that just decided they were going to take what was mine and the judicial system let them.

The OP needs to get proactive about this fence issue. The way things are I think he is in real danger of losing almost half his property. If you own it and someone else want's it, the deck is stacked against you right from the beginning.
California sounds like the perfect place for those idiots.

You'll probably see them on the news one day getting elected into some kind of state office out there. LMAO!

My property is 300' deep x 275' wide. They ran the fence 125' deep and then cut across. The fence is supposed to be another 175' back.

They fenced off more than half you land? ****, remove the posts immediately and get a survey done.

The buyer isnt required to get a survey during the sale, you need to get one immediately to prove you are right.

Do it now, mow/brush hog the grass so it looks like you maintain it.
